Experience Does Matter:
The cost of a home inspection is a very small part of the expense of buying a home. The qualifications and experience of your inspector are far more important than the cost. A highly qualified inspector may cost a little more than an inexperienced or poorly trained one. Will the lowest bidder be certified, insured, hold an advanced college degree or stand behind their reports and provide service after the inspection? Does it make sence to have your dream home inspected by the lowest bidder?
When to Inspect:
When purchasing a home you will want to have the home inspected within a few days after the purchase agreement is signed. You want to make sure you have a clause in your purchase agreement that allows you to have an inspection and that you have the right to terminate the agreement if you find the home in unsatisfactory condition. This clause should specify the terms to which both the buyer and seller are obligated.
